With US$100,000 you are mostly buying land or a small city apartment; at US$300,000 houses and apartments outnumber lots in Guatemala City, the Antigua area, the Pacific coast and Xela; and at US$500,000 the median home in those first three markets lists 245-356 m² with 3-4 bedrooms. Those are medians from our own snapshot of 14,466 sale listings advertised on 33 sites by 391 agencies and sellers, captured on 2 November 2026. All prices are asking prices in US dollars; quetzal listings are converted at Banguat’s reference rate of Q7.64187 per dollar (1 November 2026).

How to read this page
- Bands: up to US$100,000 (from US$20,000, see below), US$100,001-300,000, and US$300,001-500,000. Each listing sits in one band only.
- Homes means houses and apartments together. Size is the built area in m² as the listing gives it; lot is the land area of land listings.
- Markets follow our listing pages: Antigua area = Sacatepéquez department; Guatemala City = Guatemala department (city zonas and municipios); Lake Atitlán = Sololá; Pacific coast = Escuintla and Santa Rosa; Xela = Quetzaltenango; Petén; Cobán = Alta Verapaz.
- Medians are shown only where at least 5 listings carry the value.
- Excluded: the 134 listings asking under US$20,000 (0.9% of the total), a tail that includes cemetery plots and rent figures posted in sale sections. They are left out of the bands, but still count in the 14,466 total, the share-of-market percentages and the market medians in the last table.
- Listings, not unique homes: the same property can appear more than once when several agencies advertise it, so read the counts as listings.

Before you budget
- Asking is not selling. Every figure here is an advertised asking price, and asking prices can be cut while a property is on the market.
- Add the closing costs. They come on top of the price; our closing costs page works them out from the legal fee scales.
- Coast and lake land has limits for foreigners. Read can foreigners buy property in Guatemala before you shortlist a beach or lakeshore lot.
- Then follow the process: our step-by-step buying guide.
