The short version (edition 2): between August 7 and September 15, 2026 we tracked every public sale listing in the Antigua area at three agencies — 317 properties on September 15. Seventeen listings cut their asking price (the deepest by −29.8%, median −7.1%) against 10 raises; four of the cuts were worth $180,000 to $245,000 each. At the two biggest books, what left the market was priced above what stayed. And measured the same way in both captures, Antigua Guatemala proper sits at about $2,549/m² — roughly 1.2× Ciudad Vieja, and essentially unchanged since August. This report is written for the buyer’s side of the table; the full dataset is downloadable below.
The price cuts — 17 listings, median −7.1%
Every cut below is a change in the advertised asking price between our August 7 and September 15 captures. Four were big: an El Calvario house down $180,000, a Hacienda del Comendador corner home down $200,000, and two 353 m² houses in the new Paseo Antigua development down $245,000 each. Three of the cut listings were already on the market at our May 10 capture, so they had sat at least three months before cutting.

Three of these cuts land on exactly $548,000. The Remax Colonial and Nova Antigua listings are both 3-bedroom houses in the Panorama area that went from $590,000 to $548,000 in the same window — very likely one house marketed by two agencies. The Antigua Fine Homes listing is described as a 215 m² house in Jardines de Antigua. We count listings, not properties, and do not merge them on a hunch, so the 17 cuts may cover as few as 15 properties.
A new-build development repriced. Four of the cuts are Antigua Fine Homes listings in Paseo Antigua, all with a 2026 build year: two 4-bedroom, 353 m² houses down $245,000 each, and two larger units down $20,000 each. The whole cut list is 12 houses and 5 lots.
The raises — this time it’s houses, not land
Ten listings raised their asking price. In our May–August edition the biggest markups were raw land on the development corridor; this window, 9 of the 10 raises are houses. Two are sister units (“Mariposa A” and “Mariposa B”) in La Antigua Estancia, San Miguel Dueñas, and one is a house still under construction in Hacienda del Comendador — the same community where a corner home and a lot were cut.

Read it as direction, not a rule: in a 39-day window, one developer repricing a few units moves this list a lot.
What moved vs what sat
Median asking price of the listings that left each agency’s Antigua-area book in the 39 days, against what stayed and what arrived:

San Pedro Las Huertas is an aldea of the Antigua Guatemala municipality; it gets its own row because the agencies list it by name.
Correction to our August edition. The first edition of this report put Antigua Guatemala at $5,063/m², 2.6× its nearest neighbor. That was wrong. The figure came from a 10-listing slice of our data labelled Antigua that mixed in rentals, while the 113-listing Antigua Guatemala group in the same capture read $2,375/m². Recomputed with one method, Antigua proper is about $2,500/m² in both captures — roughly 1.2× Ciudad Vieja, not 2.6×. The first edition’s counts of cuts, raises, departures and arrivals reproduce exactly and still stand.
Market vitals
- Turnover: 34 listings left in 39 days — 15 of Remax Colonial’s 145 (10%), 15 of Antigua Fine Homes’ 127 (12%), 4 of Nova Antigua’s 71 (6%). 26 new listings arrived.
- New supply slowed at Remax Colonial: 5 new listings in 39 days (about 3.8 per 30 days) against 37 in the 89-day May–August window (about 12.5 per 30 days), while departures ran at about 11.5 per 30 days against 6.1. Its Antigua-area book shrank from 145 to 134.
- What happened to the August cuts: of the nine listings that cut in our first edition, two are no longer listed (including the −21% condo house) and seven are still listed at their cut price. None cut a second time.
- Dual-listed properties: 17 properties are carried by two or more of the three agencies in the September 15 capture. Our aggregator was rebuilt for 30 sources on September 3, with new filters that run before matching, so this is not comparable to the first edition’s 24.
- Next data point: the agencies are re-captured on the 1st and 15th of each month; the next edition compares against a later capture.
How to read this honestly
“Gone” means no longer listed at the source — sold or withdrawn; Guatemala has no public closing records, so no one can honestly tell you which. All prices are asking prices in USD, scraped directly from the agencies’ public websites on August 7 and September 15, 2026. Only sale listings in the Antigua area (Sacatepéquez) count: rentals are dropped, and 15 Antigua Fine Homes listings on the Pacific coast and in Chimaltenango are excluded. Three listings that moved in or out of the sale population without leaving the agency’s site are counted neither as cuts nor as departures — for example a Nova Antigua lot whose price field went from $1,846,666 to $4,600, which reads as a data-entry change rather than a 99.8% cut. Antigua Fine Homes rebuilt its website before August 7, so this is the first window in which its listings can be tracked.
This report still covers the same three agencies. The 27 other agency and portal sources that joined our corpus on September 3–4 have only an 11-day interval so far (September 4 to 15), which does not cover this window, so they contribute no cuts, raises or departures here. The live listings viewer already shows them.
