The spread between towns is a size-mix artifact
The honest reading of that town column is worth stating plainly: a town of large homes reads expensive, and a town of studios reads cheap, even when the two are charging the same money for the same room.
In the 4 Sep 2026 capture, Cerro de Oro posts a $410 median on 19 listings and San Antonio Palopó $392 on 13, while San Pedro La Laguna posts $67 on 40 and San Juan La Laguna $41 on 15. The properties listed in Cerro de Oro and San Antonio Palopó skew towards large houses; those in San Pedro and San Juan skew towards small rooms and studios.
The lake-wide mix makes the point on its own. Across the 300 Atitlán listings in the capture, the typical place has 2 bedrooms and 2 baths, and 81% are entire homes rather than private rooms — but the sample also carries a heavy tail of large houses. That is why this page never quotes a single headline “Atitlán median”.
Like for like: the same lake, by size of place
The first table in the block above is the comparison that survives scrutiny, because every row holds guest count constant. In the 4 Sep 2026 capture:
- Entire place, 2 guests — $87 a night, typical range $57–$152, from 58 listings.
- Private room in a home, 2 guests — $43 a night, typical range $21–$78, from 31 listings.
- Entire place, 3–4 guests — $175 a night, typical range $105–$242, from 41 listings.
- Entire place, 5–8 guests — $325 a night, typical range $284–$427, from 51 listings.
- Entire place, 9+ guests — $438 a night, typical range $324–$525, from 93 listings.
Hotel rooms listed on Airbnb are their own row, and at Atitlán the capture found only 7 of them — below the ten-listing floor, so no median is published for that row.
Note the shape of the ladder. Going from a two-guest place to a nine-plus place multiplies the asking rate by roughly five while multiplying the sleeping capacity by more than four, which is why the group segment is where the per-person cost falls — and why a town with group houses drags a mixed median upward so hard.
Which town figures you can lean on
The locality rule is deliberately strict: a town is published only when it has at least 12 priced listings and no single host holds more than 40% of them. That second condition stops one operator with fourteen cabañas from becoming “the town’s price”.
Four towns cleared the full-sample bar on 4 Sep 2026: San Marcos La Laguna ($243, 52 listings), Panajachel ($275, 45), San Pedro La Laguna ($67, 40) and Santa Catarina Palopó ($301, 27). The remaining seven — Santa Cruz la Laguna, Cerro de Oro, San Juan La Laguna, San Pablo La Laguna, Santiago Atitlan, San Lucas Toliman and San Antonio Palopó — ran between 13 and 19 listings and carry an asterisk in the table. Treat those as a signal of direction, not a price.
Town names appear exactly as Airbnb labels them, which is why some accents are missing and the labels do not line up with Guatemala’s administrative map. We do not classify these places as villages, aldeas or municipios on this page, because the capture does not carry that field and we are not going to infer it.
What this page deliberately does not tell you
- It is not an all-in price. The capture returns the nightly rate Airbnb showed for that stay, promotions usually already included, priced for a 2-adult booking. Cleaning fees and service fees are never returned, so no total exists in this dataset and none is invented here.
- It is not a census. Only listings still open for the queried 2-night weekday stay appear. A house already booked for those dates is invisible to it.
- It is not what guests paid. These are the nightly rates Airbnb showed for that stay, promotions usually already included — 48% of Atitlán listings displayed one, at a median 13% off — not booked rates.
- It is one month, one stay. Airbnb pricing moves with the calendar; a Semana Santa or Christmas query would return a different lake entirely.
