Quick summary
For two people wanting the whole place, Guatemala's four tracked markets asked a median of $64 a night in Guatemala City, $87 at Lake Atitlán, $92 in Antigua and $102 on the Pacific coast — captured 4 Sep 2026, priced for a 2-adult booking. Trading the whole place for a private room in someone else's home drops that to $35 in Antigua and $43 at Lake Atitlán, the only two markets with enough rooms to publish a median. Air conditioning is a coastal amenity and almost nothing else: 77% on the coast, 6% at the lake.

Captured 2026-09-04 · 2026-10-06→2026-10-08 · USD (capture date · stay queried · currency), 2 adults, 2-night weekday stay. Captured once a month: a capped sample of Airbnb search results for one fixed 2-night weekday stay about a month ahead, priced for a 2-adult booking. Not every listing, only those still open for those dates; the nightly rate Airbnb showed for that stay (a displayed promotion is usually already inside it), not booked rates. Large homes are over-represented in the sample, so compare the guest-count segments, not the overall median. * = small sample (10–19 listings); — = fewer than 10, no median. The three ways to sleep two, priced
The live table above carries the entire-place and private-room columns. It does not carry the third product a couple actually gets offered — hotel rooms listed on Airbnb — so that column is set out here from the same 4 Sep 2026 capture, with the sample behind each figure:
| Market | Entire place, 2 guests | Private room, 2 guests | Hotel room on Airbnb, 2 guests |
|---|---|---|---|
| Antigua Guatemala | $92 ($68–$142, 49 listings) | $35 ($30–$56, 41) | $256 ($116–$266, 40) |
| Lake Atitlán | $87 ($57–$152, 58) | $43 ($21–$78, 31) | — (7 listings, below the floor) |
| Guatemala City & metro | $64 ($54–$80, 51) | — (6 listings) | $166* ($150–$194, 10) |
| Pacific coast | $102* ($87–$123, 12) | — (5 listings) | $89* ($79–$133, 17) |
Airbnb search results captured 4 Sep 2026 for a 6–8 Oct 2026 weekday stay, priced for a 2-adult booking; medians and p25–p75 ranges in USD. * = small sample (10–19 listings). A dash means fewer than ten priced listings, so no median is published. The figure is the nightly rate Airbnb showed for that stay, promotions usually already included; the capture returns no cleaning or service fee, so there is no all-in figure.
Three things fall out of that table that the headline numbers hide.
The private-room discount is the largest lever a couple has. In Antigua a private room asks $35 against $92 for the whole place — and the two products sit in the same town, on the same dates, in the same capture. At Lake Atitlán the gap is narrower, $43 against $87. Whether that trade is worth it is a preference question; the price of the trade is not.
Two markets cannot price a private room at all. Guatemala City returned 6 and the Pacific coast 5. That is not a claim that private rooms are rare there in the real world — it is a claim that they were rare in listings still open for the queried dates, which is a different and more modest statement.
Hotel rooms on Airbnb are not the budget option in the highlands. Antigua’s 40 two-guest hotel rooms carried a $256 median, well above the town’s $92 entire-place figure; the capital’s 10 rooms sat at $166 against $64. Only the Pacific coast inverted it, at $89 across 17 rooms. Hotel rooms are 11% of Antigua’s sample, 8% of the capital’s, 12% of the coast’s and 5% of the lake’s, so this is a niche within each market rather than its centre of gravity.
The amenities that decide a couple’s stay
A two-person booking usually turns on four practical things: can you work, can you cook, can you sleep in the heat, and can you park. Those shares, as listed in the 4 Sep 2026 capture:
| Market | Wi-Fi | Kitchen | Air conditioning | Free parking | Listings showing a promotion |
|---|---|---|---|---|---|
| Antigua Guatemala | 99% | 81% | 13% | 62% | 39% (median 13% off) |
| Lake Atitlán | 97% | 85% | 6% | 47% | 48% (median 13% off) |
| Guatemala City & metro | 97% | 88% | 26% | 88% | 46% (median 12% off) |
| Pacific coast | 82% | 89% | 77% | 84% | 46% (median 13% off) |
Shares of listings that state the amenity, across the full market sample (Antigua 400, Lake Atitlán 300, Guatemala City 250, Pacific coast 200), captured 4 Sep 2026. What the listing lists — an absent tag is not proof the amenity is missing.
Wi-Fi is close to universal everywhere except the coast, where 82% state it — the lowest of the four, and the one market where a remote worker should read the individual listing rather than assume. Kitchens are the opposite: they cluster tightest on the coast and in the capital, at 89% and 88%.
Air conditioning is the sharpest split in the whole dataset. Seventy-seven percent on the Pacific coast against 13% in Antigua and 6% at Lake Atitlán. If you are coming from a hot climate and expect AC as standard, the highlands will surprise you — those two markets sit at altitude and the listings simply do not carry it. Free parking follows a different line, plentiful in the capital and on the coast at 88% and 84%, and thinnest at the lake at 47%, which is the one number on this table a couple arriving by car should read twice.
Finally, promotions: between 39% and 48% of listings in each market displayed one, at a median 12–13% off. Every rate on this page is the nightly rate Airbnb showed for that stay, promotions usually already included, so a live search on different dates may quote you more — or less.
