Airbnb search results captured 4 Sep 2026 for a 6–8 Oct 2026 weekday stay, priced for a 2-adult booking; medians and p25–p75 ranges in USD. The last column counts listings by stated sleeping capacity across the whole market sample, which is why it is larger than the priced entire-place segment beside it. Large homes are over-represented in the sample, so compare the guest-count segments, not the overall median.

Two patterns are worth naming. The Pacific coast prices the biggest jump between 5–8 and 9+ — $288 to $565, close to double, while Antigua moves $306 to $423 and Lake Atitlán $325 to $438. And the coast carries the largest 9+ share of any tracked market — 95 of 200 listings, or 48%, against 36% in Antigua (142 of 400), 32% at Lake Atitlán (97 of 300) and 21% in Guatemala City (52 of 250). That describes the sample, not the market: what the capture found still open for these dates on the coast was mostly group houses.

Guatemala City sits in a different business entirely. Its 9+ median of $225 is roughly half Antigua’s, its 9+ inventory is 52 listings of 250, and its 5–8 band ($153) actually holds more priced entire places than its 9+ band. A capital that mostly sells weekday business stays does not build villas.

Median bedrooms and baths, and amenity shares, across each market’s full sample (Antigua 400 listings, Lake Atitlán 300, Guatemala City 250, Pacific coast 200), captured 4 Sep 2026. These are market-wide figures, not figures for large houses only — the capture does not publish a bedroom median for the 9+ segment on its own, and none is invented here.

Read that table with its caveat attached and it still says something clear. Four in five Pacific coast listings state a pool — 80%, against 16% to 22% in the other three markets. The coast also carries air conditioning at 77%, which for a group sleeping nine in a hot, low-lying market is not a luxury line item.

Antigua and the coast share the same median room count — three bedrooms and three baths — but not the same product: Antigua’s pool share is 16%, so the group place there is a colonial house with rooms rather than a resort with a pool. Lake Atitlán’s median sits at two bedrooms and two baths with an 18% pool share — its 9+ inventory exists (97 listings) but the median listing across the lake is a smaller place, which is another reminder that the market median and the group segment are different animals.

The rate you see is not the rate a group of nine pays

This is the caveat that matters most on this page, so it gets its own section rather than a footnote.

Every figure in this dataset is the nightly rate Airbnb showed for that stay, promotions usually already included, priced for a booking of 2 adults and captured for a fixed 6–8 Oct 2026 weekday stay. A large home is therefore shown at its floor price. Hosts of group properties commonly add a per-night charge for each guest above a set number, and the capture does not return extra-guest fees at all — there is no field for them in this feed, so this page cannot tell you how large that gap is for any given house.

The same silence applies to cleaning and service fees, which is why nothing on this site publishes an all-in total for a stay. For a two-person booking those omissions shift the number modestly. For a nine-person booking of a $565 house, they can reshape it. Take every figure here as a starting rate to compare markets with, then price your actual party size on the live listing.

Two smaller cautions round it out. These are the rates Airbnb showed for that stay, with promotions usually already inside them — 39% to 48% of listings per market displayed one on 4 Sep 2026. And the sample only sees homes still open for the queried dates, which for large houses — often booked far ahead — probably biases what remains visible.

Filter to the size you need

Set guests to 9+ and type to “entire place”, and the median, range and histogram recompute from the matching listings only.
