Zona 10 is where most expats start — and many never leave. Known as the “Zona Viva” (Living Zone), it is Guatemala City’s upscale dining, nightlife, and embassy district. It is the most walkable zone in the city, the safest for going out at night, and home to the densest concentration of international restaurants, bars, and hotels in the country.

It is also the most expensive zone for eating out, and you will pay tourist prices at many spots. But if you want to land in Guatemala City and immediately feel comfortable, this is the zone.

TL;DR: Zona 10 (Zona Viva) is Guatemala City’s expat hub with 8/10 safety, 80 Mbps fiber internet, and $750–1,035/month furnished apartments. Best nightlife and walkability in the city, but 30–50% pricier than other zones.

What Is Here

Zona 10 packs more into a few square kilometers than most zones have in ten times the space:

  • Restaurants and bars: From upscale steak houses (Hacienda Real, La Estancia) to craft beer spots, sushi, Italian, Mexican, Thai, and everything in between. The strip along 1a Avenida and surrounding streets is the densest restaurant area in Central America.
  • Embassies: US Embassy, Canadian Embassy, Mexican Embassy, and a dozen others are in or near Zona 10. This is why the zone has enhanced security.
  • Hotels: Marriott, InterContinental, Westin Camino Real, Barcelo — all the international chains.
  • Shopping: Oakland Mall (bordering Zona 10/14), Paseo Cayala nearby, local boutiques
  • Nightlife: Bars and clubs concentrated on “la zona” — open Thursday through Saturday, many until 2–3 AM
  • Museums: Museo Ixchel (indigenous textiles), Museo Popol Vuh (pre-Columbian art) — both on the Universidad Francisco Marroquin campus. See more free things to do in Guatemala
  • Parks: Small parks and plazas, though not large green spaces

Best For

  • Expats arriving for the first time — easy to navigate, English widely spoken at businesses (read our how to move to Guatemala guide)
  • Nightlife lovers — the best bar and restaurant scene in the country
  • Business travelers — walking distance to embassies, corporate offices, and major hotels
  • Young professionals — the closest thing to a “downtown” social scene

Worst For

  • Budget travelers — everything costs 30–50% more than other zones (see our cost of living comparison)
  • Families with young children — noisy on weekends, limited green space, more singles-oriented
  • People who want quiet — Thursday through Saturday nights get loud
  • Car owners — parking is scarce and expensive ($50–100/month for garage space)

Transportation

  • Walking: Zona 10 is one of the few zones where you can walk to restaurants, bars, and shops without a car. The core area around 1a Avenida and surrounding streets is genuinely pedestrian-friendly.
  • Uber: Excellent coverage. Rides within Zona 10 cost Q10–15. To other zones, Q25–60. See our transportation guide for more.
  • Transmetro: No direct Transmetro station in Zona 10, but connections via nearby routes
  • Parking: Limited street parking. Most apartment buildings include one spot. Restaurant valet parking is common (Q10–20 tip expected).
  • Walkability to other zones: Can walk to Zona 14 (south) and Zona 9 (north) relatively easily. Beyond that, Uber.

The Vibe

Zona 10 feels different from the rest of Guatemala City. The streets are cleaner, security guards stand outside every building, and you hear as much English as Spanish on weekend nights. It is the zone that visiting Americans feel most comfortable in immediately.

During the day, it is a mix of office workers, embassy staff, and hotel guests. The lunch scene is strong — comida corriente for Q35–45 if you know where to look, or Q100+ at the nicer restaurants.

At night (especially Thursday through Saturday), the Zona Viva strip comes alive. Rooftop bars, craft beer spots, clubs playing reggaeton until 3 AM. If nightlife matters to you, this is the only zone in Guatemala City that offers it at scale.

The downside is the bubble effect. You can live in Zona 10 for months and barely interact with Guatemala outside the expat circuit. If you want authentic local life, you will need to venture to other zones intentionally. Our neighborhoods for remote workers guide compares all the options.
