- Tie every payment to inspected work, not to a date. 30% when the block walls are up and I have seen them beats 30% on the 15th.
- Write the schedule down before anything starts, alongside the scope and the materials list.
- Keep a retention. Holding back a final slice until defects are corrected is the single most effective lever you have.
- Never release the last payment before you have walked the work.
