- Avenida Las Americas: The iconic tree-lined boulevard running through the zone. Wide sidewalks, monuments, and a jogging/walking path. The closest thing Guatemala City has to a grand European avenue.
- Oakland Mall: Large modern mall on the Zona 10/14 border. Cinemas, international brands, food court, supermarket.
- Embassies and diplomatic residences: Several embassies are in Zona 14, contributing to the heightened security presence.
- Gated residential towers: Modern high-rise apartments with 24/7 security, pools, gyms, and parking. This is where Guatemala’s upper class lives.
- Parque Las Americas: Green space along the avenue, good for morning runs and walks.
- Restaurants: Fewer than Zona 10 but generally higher-end. More “dinner spot” than “bar crawl.”

Zona 14 is the zone for people who have moved past the excitement of Zona Viva and want a grown-up neighborhood. The streets are wide, the buildings are newer, and everything feels a bit more polished and a bit less hectic than the rest of Guatemala City.
The trade-off is that it can feel isolated. The gated towers and quiet streets mean less street-level interaction. You drive or Uber everywhere. The neighborhood lacks the walkable restaurant density of Zona 10 — instead, you have a handful of upscale spots and the Oakland Mall food court.
