- Your DPI or NIT as titleholder
- Your matricula fiscal (on any prior IUSI receipt)
- Credit/debit card or bank account for transfer
- Available 24/7 from any country
Online IUSI payment in Guatemala is handled primarily through Mi Portal at muniguate.com and, alternatively, through online banking at the seven authorized system banks (Agromercantil, CHN, Bantrab, Industrial, Inmobiliario, Banrural, Promerica). The system runs 24/7, accepts international cards, and issues an instant PDF receipt — making it especially useful for the Guatemalan diaspora and property owners who travel.
Quick summary: Go to muniguate.com → Mi Portal → identify yourself with DPI + matricula fiscal → choose quarter or full year → pay by card or transfer → download PDF receipt. Full process takes 5-10 minutes. If you pay the full year between January and March you get an automatic 10% discount.
What Online IUSI Payment Is
The IUSI (Impuesto Unico Sobre Inmuebles) is Guatemala’s property tax, established by Decreto 15-98. It’s an annual tax paid quarterly (March, June, September, December) calculated on the property’s assessed cadastral value — not market value.
The Municipalidad de Guatemala (Guatemala City) enabled electronic payment several years ago through Mi Portal, a web system that centralizes catastro (cadastre), IUSI, water (EMPAGUA), municipal fees, and other municipal services. Online payment has no surcharge — you pay only the IUSI amount.
Why pay online:
- Available 24/7 from any device
- Accepts international cards (key for diaspora)
- Instant PDF receipt (valid for consular procedures, property transactions, and municipal clearance)
- No lines, no gestor, no trips to the Palacio Municipal
- 10% discount on full annual payment between January and March

Paying IUSI from Abroad (Diaspora)
For Guatemalans living in the US, Canada, Spain, Mexico, or any other country, online payment is the most practical option:
- International cards (Visa/Mastercard issued outside Guatemala) are accepted
- No need to travel or authorize a family member
- The PDF receipt can be emailed to a notary or gestor in Guatemala
- If your property is under a deceased relative’s name or you have large historical balances, consider requesting a payment plan (convenio de pago) by calling 2285-8600 or emailing iusi@muniguate.com before paying — they can offer plans of up to 36 months
Diaspora tip: Many Guatemalan homeowners in the US set a January calendar reminder to pay IUSI in full and capture the 10% discount. At today’s USD/GTQ exchange rate, this can save between $30 and $200 USD annually on mid-range properties.
Common Errors and Fixes
“Matricula not found”
- Verify you typed the correct number (no spaces, no hyphens)
- If the property was inherited or recently changed ownership, the matricula may be inactive — you need to update the municipal cadastre first (visit the Direccion de Catastro y Administracion del IUSI)
My international card was declined
- Make sure your card-issuing bank allows international purchases in quetzales
- Some cards require calling the bank to authorize the transaction in advance
- As an alternative, use a Wise or Revolut multicurrency card with USD balance
The 10% annual discount doesn’t show
- The discount only applies if you pay the full year between January and March
- If you select quarters individually the discount won’t apply
- Make sure to choose “Anualidad completa” (Full annual payment) on the payment summary
Paid through bank but doesn’t show in Mi Portal
- Wait 24-48 business hours
- If still missing, email the bank receipt to iusi@muniguate.com with your matricula fiscal
IUSI Rates Reminder
Online payment adds no surcharge — you only pay IUSI per Decreto 15-98 rates:
| Cadastral Value | Annual Rate |
|---|---|
| Up to Q2,000 | Exempt |
| Q2,001 to Q20,000 | 2 per millar (0.2%) |
| Q20,001 to Q70,000 | 6 per millar (0.6%) |
| Q70,001 and above | 9 per millar (0.9%) |
Remember: the cadastral value is typically 50-70% of market value. A house with a market value of Q1,000,000 may have a cadastral value of Q500,000-Q700,000 and pay between Q4,500 and Q6,300 annually.
For full calculation details and special cases (exemptions, mortgages, inheritances), see the full IUSI guide.
